Permit Information

Zoning and Building Permits are required in Hepburn Township.
As a general rule, any construction which increases the value of the property, MUST have a permit.
There is a two part process for a Zoning and Building Permit. First you must obtain a Zoning
Permit from the Zoning Officer, Ken Andrus at 570-326-5011. This permit is to assure that you
are allowed to start your project in the Zoning area. Other reasons for Zoning Permits are
for set-back requirements and satisfying County, State, Federal and Floodplain regulations.
A fee applies, payable to the Zoning Officer.
Only after you have completed the Zoning Permit, you with be directed to contact our
Building Codes Inspector, NOT BEFORE. He will not start any inspecting until he receives
a copy of the Zoning Permit from the Zoning Officer. This inspector is a third party,
outside agent. He will need(depending on the project) plans to review before starting the project.
The inspector will inform you of what inspections are needed. You are to pay him directly as the inspections are completed.
Projects needing a Zoning and Building Permit are:
- New homes
- Additions
- Garages
- Pools
- Porches and Decks
- Permanently Built Sheds
Zoning Permits (and possible state permits) are needed for:
- All businesses
- Home Occupations
- Junk Yards
- Logging
- Major Excavations
- Driveways Onto Township and State Roads
- All Signs
Basic items which do not require a permit:
- replacing a roof
- replacing siding
- erecting fences
(you must check for fence size/set-back requirements)
IN ORDER TO BE ON THE SAFE SIDE, CALL THE ZONING OFFICER AT 326-5011 BEFORE STARTING YOUR PROJECT.
FINAL INTERPRETATION OF ANY ZONING/BUILDING PERMIT BEING NEEDED IS MADE BY THE ZONING OFFICER.
IF CONSTRUCTION BEGINS PRIOR TO ISSUANCE OF A ZONING, AND/OR BUILDING PERMIT, THE FEE'S ARE DOUBLED.
